Tuesday is tour day for new listings in Palos Verdes. This morning, the list is rather short due to entering the after Thanksgiving holiday countdown, and the seemingly permanent condition of inventory shortage for Palos Verdes and other cities in the South Bay of Los Angeles. Today, there is only one new listing I need to preview for a prospective buyer. Fall is here! My morning walk required a sweater for the brisk 58-degree day. After the languid last days of summer, I think the real estate market is ready to perk up and make the most of the final quarter of 2017. I bumped into an agent who has been in the business longer than I have, and she said, "This has been the quietest summer I can remember." Yes, although I was busy and productive with listings and sales, the market took a bit of a breather during the summer months of 2017.<br />

Inventory remains tight with only 183 single family homes listed for sale. 89 Palos Verdes single family homes are in escrow with accepted offers, and 553 PV single family have sold year-to-date. The luxury market indicator shows a slow movement back to a neutral market after spending most of the summer in a market favoring buyers. The Palos Verdes market for all single-family homes is showing a slight trend away from the hot sellers' market of the past several years.<br />

These numbers tell us several things: First, the single family home market in Palos Verdes remains a very strong sellers' market. Next, the high number of homes in escrow (123) prove buyers are not intimidated by the higher prices and perhaps the lack of inventory is nudging them into buying now rather than later. The number of homes sold year-to-date indicates Palos Verdes is on track to have a healthy real estate market during 2017.</div>

Perhaps the increase in inventory can be attributed to the arrival of spring. However, I have noted high-end Palos Verdes homes are staying on the market a bit longer than in previous months. In the luxury market, there is currently a six-month supply of homes for sale based on the present rate of absorption.</div>

My "Yellow Slider" market indicator moved a couple of notches back toward a stronger sellers' market as we rolled into March 2017. However, the market index for the Palos Verdes luxury home market slipped deeper into the neutral zone.</div>

My prediction is we will see a flurry of buyer activity in all price ranges during the first quarter of 2017 as they attempt to "beat" any additional planned rate hikes.</div>

Preparing a property for sale is one of the most valuable services a real estate professional can provide. Deciding what improvements will enhance the sale price and attract buyers is critical. Pricing the property "right" is the key to finding qualified buyers and not languishing on the market for many months. Many sellers know what online sites say their property is worth, but those "experts" have never stepped inside your house. They know nothing about the interior condition or even the view, or if there is a view. They are using a formula, and there are lots of unknowns in their equation. The value they give is at best an educated guess. Sometimes they are fairly accurate; sometimes they miss by a million. There's some pleasant news for Palos Verdes luxury homeowners, especially those who have their single family residence for sale, the high-end housing market in Palos Verdes picked up a little steam after languishing during the final months of summer. Supply is still outstripping demand and tipping the balance toward a buyers' market, but Palos Verdes luxury homes continue to sell.</div>

Note the "Little Yellow Dot" on our market snapshot slider for Palos Verdes and the Beach Cities is moving toward the left, after a couple of month of sliding toward a market favoring buyers. The luxury home market in the Beach Cities remains vibrant, and the high-end home market in Palos Verdes is moving back into neutral territory with a more balanced market favoring neither sellers nor buyers.</div>
