Six luxury homes priced over $2,000,000 sold in Palos Verdes during the month of February. The most expensive Palos Verdes home sales in February 2011 ranged from $2,360,000 to $4,999,000. Four of the sales were in Palos Verdes Estates, the other two were in Rancho Palos Verdes.

Walk with me on the Trump hiking trails in Palos Verdes - Norma Toering

I'm a frequent walker on the trails at Trump National Golf Course in Rancho Palos Verdes. It is a stunning place to walk--no street noise, no exhaust fumes from automobiles and lots of wide open spaces. It is a walker's paradise. The trails are surrounded with natural vegetation and the roar of the Pacific as it meets the shoreline below the bluffs is a constant reminder this is a coastal community.

I'm also working on video blogging. Each morning I stop at a particularly gorgeous spot on my walk and make at least one practice video. I'm a novice at this and some of them are hysterical as I fumble for the right word and try to flip the camera with the seasoned finesse of the pro I hope to become. Bear with me, they will get better.

The PV Drive South Area - The "Resort" area of Palos Verdes

Palos Verdes Drive South is where all the action is--both the good and not so good. Let me explain.

Palos Verdes Drive South snakes along the resort side of the Palos Verdes Peninsula. Donald Trump recognizes a beautiful area when he sees it; Palos Verdes Drive South is home to Trump National Golf Course and Trump National Estates (featuring homes up to $12,000,000). It is also home to the world famous Terrenea Resort complete with villas, casitas and world class restaurants.

It is also home to one of the largest active landslides in the United States. I know, scary stuff, but it does not affect the entire area and much has been done to stabilize the area. A few neighborhoods are in the moratorium but most of the Palos Verdes Drive South area is stable.

I first discovered the neighborhood because I love to walk the trails that lace the area. The views are some of the best on the Palos Verdes Peninsula and hiking the trails is a great way to exercise and enjoy the natural beauty of the area.

Home prices in the Palos Verdes Drive South neighborhood currently range from a low of $799,000 to a high of $12,000,000. The area also has condos available with a price range from $435,000 to $888,000. Terranea Resort is offering villas and casitas in the $2,500,000 price range.

Oh, and I should mention the weather, right? After all that is what we are famous for. Palos Verdes Drive South has one of the most desirable climates on the Palos Verdes Peninsula. The ocean breezes keep it cool in the summer and the coastal effect keeps it mild in the winter too. If you're looking for some of that famous Southern California sunshine, you'll be happy you discovered Palos Verdes Drive South.

When It Comes to Pricing Zeros Trump Nines - Trump National Golf Course Homes

When it comes to pricing your home lots of zeros are better than all those nines of yesterday. It is time to throw out the old school psychology of listing a $2,000,000 house for $1,999,999. Why? Today's home buyers begin their search online and every search site has a space to type in the desired price range. If a prospective buyer's price point is $2,000,000 to $2,500,000 a seller may miss a $2,000,000 buyer by $1.00. Yes, I know, that is an extreme example but it is a real possibility.

Buyers rarely search below their target price range. Sure, a few do, but most will not. If a buyer's comfort level is $700,000 to $750,000, those are the numbers he enters in his home search. A buyer's first point of contact with your home will most likely be online (over 90% begin their search on the web) or via listings sent to him by his agent. Pricing still has a psychological ploy to play in generating maximum number of eyeballs on a property.

Be an early adopter ( An early adopter is a person who embraces new technology before most other people do.) and embrace the "goose egg" approach to pricing a property.

It is time to lose the nines and love the zeros when it comes to pricing your house.
