Stop the Car! Another Great View Day in Palos Verdes

Those were my words when we rounded a curve and this view popped into my line of vision on a glorious view day in Palos Verdes.  We simply had to park the car and capture the view.

Views are an integral part of the Palos Verdes lifestyle, and it's not hard to understand why once you are treated to sights like this view of the Queen's Necklace.  The curve of the land where water meets sand and is greeted by twinkling city lights is such a bejeweled vision it earned the name of Queen's Necklace.  It is certainly ranked among the most royal and sought after views on the entire Palos Verdes Peninsula.

I love this view, but there are others just as grand and memorable.  Are you in the market to buy or sell a view property in Palos Verdes?  If so, Charlemagne Int'l Properties would be proud to represent in acquiring such a property to treasure and enjoy on a daily basis.

You may reach us at ToeringandTeam@gmail.com or 310.493.8333.  There's a Palos Verdes View waiting for you!

Palos Verdes Real Estate Update December 2014

IMG_1368

If you’re thinking about selling your home on the Palos Verdes Peninsula this information will be particularly of interest.  Based on reports from the housing gurus, 2015 will be a year of continued stabilization for the housing sector with a slower pace of increase in prices.  An economist with Zillow predicted 2015 price gains will be  around 2.5%,  quite a difference from the 18+% gain of 2013 and this year’s number of approximately 6%.

Based on this “Big Picture” of the housing market, the trickle down message to your local neighborhood is this:  The housing market bounced back from the crash years, and has now reached stabilization.  The big gain-backs are over, and more modest increases in price are the prediction for the immediate future.  If you’ve been waiting for this market news before selling your home, it has arrived.

We can expect home owners to act on this news by deciding the time is right to sell their home and make the move that was postponed during the recession years.  If you lost equity during the housing crash, it’s back.  If you were underwater with your mortgage exceeding the value of your home, chances are you now have enough equity to move up or down depending upon your life circumstances.

On an individual basis this means you can expect more of your neighbors to sell their houses in 2015.  This will increase the local inventory and the local competition.  The slower growth of equity negates the need to wait any longer.  It doesn’t make much sense to sell an asset growing at the rate of 18% per year, but such is no longer the case for homes in Palos Verdes, or other neighborhoods in the South Bay of Los Angeles.

When you’re ready to start the selling process, we will be honored to help you from preparation of the property through the closing of escrow.  With over 40 years of combined real estate experience, Josh and I will market your home around the world as well as to your next door neighbor.  Our Internet presence is both global and local. Our real estate blog was recently selected as one of the Top 100 Real Estate Blogs.  Our goal is to keep our clients informed so they can make smart and savvy decisions about their personal real estate holdings.

There are currently 147 Palos Verdes single family homes for sale.

  • 77 Palos Verdes single family homes are in escrow with accepted offers.
  • 503 Palos Verdes single family homes have sold year-to-date as of December 8, 2014.
  • At the current rate of absorption, and without new inventory, we will be "sold out" of homes by mid-February!

Now is an excellent time to begin the listing process of preparing your Palos Verdes home to enter the real estate market in early 2015.  Let us know if we can help you, and we will be delighted to guide you through the process.

Palos Verdes Homes--What a Variety of Prices and Styles

It's 6:30 AM Tuesday morning and my list of new Palos Verdes home listings is printed for the weekly Tuesday broker open house tours.  I was struck by the variety of styles and prices the Palos Verdes Peninsula has to offer to prospective home buyers.

Our tour will stop at a two level home in upper Lunada Bay at a two level contemporary ocean view home.  The property is similar in size, condition and view to one a client is considering selling in the near future, and that's the reason I will check it out today.  We don't have a buyer, but it's a great comparable property for a prospective seller and I owe it to my client to be well informed about recent sales and current competition.

Another stop in Lunada Bay will be to see a one level home in need of updating.  The location is prime Palos Verdes Estates in lower Lunada and within easy walking distance of the neighborhood elementary and high school.  We have clients always interested in finding a great buy in Palos Verdes with lots of upside potential once remodeled and this one looks like a good candidate.  Priced at $1.4M in a neighborhood that is comfortable with homes in the $3M and up it is a must see.

A villa with a view in Rancho Palos Verdes is next.  With over 5,000 sq. ft. to peruse we will enjoy our time spent in this luxury home priced at $3.3M.  We have an a few international buyers and this one may be of interest but we'll need to check it out to make sure it meets all their criteria for a luxury home in Palos Verdes.

A fabulous golf .course home priced just under $3.4M will make a nice option for those same international buyers as well as give us a good comparison in their price range.

I'm really hoping the new listing in Rolling Hills Estates will be perfect for buyers who want to purchase this year--time is growing short.  The price, size, location and condition are a good match but I'll need to walk the floor plan before we set an appointment.

A Rolling Hills horse property is next on the list.  Priced at $2.9M with horse facilities that include a riding ring makes it high on our list to check out for clients with horses and a good buy for Rolling Hills horse property.

A price reduction of over $100k will have us stopping to see if this Rancho Palos Verdes home might work for any of our clients.

Last on the list (because it's open late) is a gated Italian villa in Rancho Palos Verdes listed at $4M. International buyers coming next month love the idea of a gated property as they will not be full time occupants and like the idea of closing the gates for added security while they're away.

Broker tours are not as well attended as years past.  Here is why Josh and I are tour regulars.  Photos do not tell the complete story, you need to walk the property with your own feet and look at it with your own eyes with your clients in mind.  That's one of the things we provide for our clients.  We use our time and save theirs whenever possible.  That's one of the many ways we raise the bar on customer and client service.

Lunada Bay - Life on the Coast of Palos Verdes

Lunada Bay is a lovely coastal community in Palos Verdes Estates. It runs along the western ocean bluffs of the Pacific Ocean. The neighborhood is divided into two neighborhood by Palos Verdes Drive West. The area below and west of PVDW is known as lower Lunada Bay. The area is know for its charming tree-lined streets just a short stroll to the trails along the ocean, and for being one of the few neighborhoods in Palos Verdes with neighborhood schools within walking distance for most students. Palos Verdes High School and Lunada Bay Elementary are both located in lower Lunada Bay.

5 Recent Reasons to Live in Rancho Palos Verdes & 100 More

Today's Palos Verdes Patch, featured 5 reasons Rancho Palos Verdes is one of the best cities in California to raise a family, per the website CreditDonkey.  Rancho Palos Verdes came in at number 7 on Southern California's Top Ten based on the following criteria:

1)  Education:  The percentage of high school graduates (98.1 percent)
2)  Work-life balance:  Average commute time (31.8 minutes)
3)  Family-friendly:  Number of household with children under age of 18 (32.7 percent)
4)  Stable community:  Percentage of people residing in same house last year (90 percent)
5)  Cost of living:  Percentage of income spent on housing (24.5 percent)

The article went on to say the area is extremely safe and features gorgeous homes, many priced well over $1,000,000.  If you needed to hear this from a source other than a real estate broker/agent check it out in black and white.  Of course, this was not news to me as all four of my children graduated from Palos Verdes Unified Schools as I moved to Rancho Palos Verdes in 1989.

Several years ago I wrote the article "100 Reasons to Call Palos Verdes Home" and it continues to be one of my most popular posts.  I've been writing about the Palos Verdes Lifestyle on my blog  of the same name for nearly seven years.
