What's the Value of a Palos Verdes View?

IMG_0782
Beauty is in the eye of the beholder, as is the value of a view. This is one of the great puzzles of selling view homes on the Palos Verdes Peninsula. We have a plethora of views. There are varying degrees of views, there are up close and personal views and there are some homes with pastoral views (some buyers consider this a non-view when compared with a panoramic view). What's an agent to do when asked to place a value on a view?

The Views of Palos Verdes:

The Queen's Necklace view is one of the most sought after on the entire Palos Verdes Peninsula. Many residents of Palos Verdes Estates are fortunate to enjoy this amazing sight from the comfort and convenience of their home. It is a combination of Pacific Ocean meeting the encircling lights of the Beach Cities and beyond all the way to Malibu. Toss in snow-capped mountain in the background on a clear day and few would disagree this is a million dollar view.

The Blue Pacific and Catalina Island is another very popular view in Palos Verdes. A drive along Palos Verdes South will soon reveal why Lowe's chose to build one of the most spectacular resorts in Southern California overlooking this view. Terranea will open this summer and the views are incredible and inspiring. Donald Trump's golf course is located nearby and enjoys the same view.

City lights is an undeniably romantic view. The lights of the Los Angeles Basin and Los Angeles Harbor sparkle throughout the night and twinkle like millions of strands of holiday lights. Palos Verdes is affectionately referred to as "The Hill" by locals and nowhere is this more evident than when you are looking down at the glittering lights of the night.

Other views include coastline, whitewater, bluffs, hills. parks and so much more. Some are from atop "The Hill" and others are so close you can dip your toes in the water or feel the mist of the surf on your face. There is no doubt views add value to Palos Verdes Property. It also adds beauty, serenity and joy. Those intangibles may be one of the greatest gifts of owning property on the Palos Verdes Peninsula.

Seller Tip--3 Little Secrets for a Happily Ever After Sale

IMG_0749
The sellers I work with are smart and savvy. It may be a strong market for sellers, but every seller realizes they still needs a ready, willing and able buyer. Sellers are adapting to the new rules of real estate with a shift in attitude, increased market knowledge and cooperation, and by playing their property's trump card with pride.

Shift your mindset:  Pack your emotions away. You are now a seller and that requires a shift in attitude. You have a property to market and sell before you can move on with your life.

Know what buyers want, and give it to them.  Today's buyers are savvy and they want a good product at a fair price. Make sure your property meets or exceeds their expectations.  Get serious about showcasing your product. Some buyers have vision, but many need you to paint the picture for them. Staging a property can be a wonderful way to showcase a home's floor plan and livability factor.

What's your property's wow factor? If it's the view accent it by orienting the furniture to showcase the view. Open the drapes and blinds to show it off.  Lead the buyers toward your home's best features. Maybe it's a wonderful outdoor living space, a spacious master bedroom or a breathtaking garden. Go ahead and be a bit of a show-off, and chances are you will soon be enjoying the pay-off.

In other news: one of our Palos Verdes clients just listed their Pasadena home at 875 S Madison Avenue in Pasadena CA.  We'd be honored to be your agent when time to sell your Palos Verdes luxury home.

Stop the Car! Another Great View Day in Palos Verdes

Those were my words when we rounded a curve and this view popped into my line of vision on a glorious view day in Palos Verdes.  We simply had to park the car and capture the view.

Views are an integral part of the Palos Verdes lifestyle, and it's not hard to understand why once you are treated to sights like this view of the Queen's Necklace.  The curve of the land where water meets sand and is greeted by twinkling city lights is such a bejeweled vision it earned the name of Queen's Necklace.  It is certainly ranked among the most royal and sought after views on the entire Palos Verdes Peninsula.

I love this view, but there are others just as grand and memorable.  Are you in the market to buy or sell a view property in Palos Verdes?  If so, Charlemagne Int'l Properties would be proud to represent in acquiring such a property to treasure and enjoy on a daily basis.

You may reach us at ToeringandTeam@gmail.com or 310.493.8333.  There's a Palos Verdes View waiting for you!

Palos Verdes Real Estate Update December 2014

IMG_1368

If you’re thinking about selling your home on the Palos Verdes Peninsula this information will be particularly of interest.  Based on reports from the housing gurus, 2015 will be a year of continued stabilization for the housing sector with a slower pace of increase in prices.  An economist with Zillow predicted 2015 price gains will be  around 2.5%,  quite a difference from the 18+% gain of 2013 and this year’s number of approximately 6%.

Based on this “Big Picture” of the housing market, the trickle down message to your local neighborhood is this:  The housing market bounced back from the crash years, and has now reached stabilization.  The big gain-backs are over, and more modest increases in price are the prediction for the immediate future.  If you’ve been waiting for this market news before selling your home, it has arrived.

We can expect home owners to act on this news by deciding the time is right to sell their home and make the move that was postponed during the recession years.  If you lost equity during the housing crash, it’s back.  If you were underwater with your mortgage exceeding the value of your home, chances are you now have enough equity to move up or down depending upon your life circumstances.

On an individual basis this means you can expect more of your neighbors to sell their houses in 2015.  This will increase the local inventory and the local competition.  The slower growth of equity negates the need to wait any longer.  It doesn’t make much sense to sell an asset growing at the rate of 18% per year, but such is no longer the case for homes in Palos Verdes, or other neighborhoods in the South Bay of Los Angeles.

When you’re ready to start the selling process, we will be honored to help you from preparation of the property through the closing of escrow.  With over 40 years of combined real estate experience, Josh and I will market your home around the world as well as to your next door neighbor.  Our Internet presence is both global and local. Our real estate blog was recently selected as one of the Top 100 Real Estate Blogs.  Our goal is to keep our clients informed so they can make smart and savvy decisions about their personal real estate holdings.

There are currently 147 Palos Verdes single family homes for sale.

  • 77 Palos Verdes single family homes are in escrow with accepted offers.
  • 503 Palos Verdes single family homes have sold year-to-date as of December 8, 2014.
  • At the current rate of absorption, and without new inventory, we will be "sold out" of homes by mid-February!

Now is an excellent time to begin the listing process of preparing your Palos Verdes home to enter the real estate market in early 2015.  Let us know if we can help you, and we will be delighted to guide you through the process.
