Palos Verdes Real Estate Market Update--May 2016

New listings are being gobbled up at a fast pace by buyers who are hungry to purchase a home on the Palos Verdes Peninsula. The length and strength of this seller's market are remarkable even to someone who views the real estate market statistics on a daily basis. At the current rate of absorption, there is less than a two-month supply of inventory if no new properties come on the market. That's a white hot real estate market with sellers holding the trump card if they have a house to sell.

There are currently 52 Palos Verdes luxury single family residences priced at or above $3,000,000 for sale. 8 Palos Verdes luxury homes ($3M+) are in escrow with accepted offers. 7 Palos Verdes luxury properties sold during the month of March 2016. Rancho Palos Verdes captured three luxury sales, Rolling Hills and Palos Verdes Estates each recorded two luxury residential sales in March.

 A quick glance at our market snapshot reveals the Palos Verdes luxury home market is in neutral territory indicating the luxury home segment of the housing market is stable favoring neither sellers nor buyers. Palos Verdes Homes Listed For Sale and Sold--February 2016

It's no secret the supply of available homes for sale on the Palos Verdes Peninsula is limited and buyer demand is high. The January statistics are in, and they reflect more of the same--low inventory and high demand from buyers ready to purchase a Palos Verdes home. Such has been the case for the past several years, and the trend shows no evidence of disappearing anytime soon.

 

2016 Palos Verdes Housing Market Looks "Rosy" for Sellers

Sellers, with the increase in prices and limited competition in the marketplace, now is an excellent time to consider selling your Palos Verdes property.

Here's how the Palos Verdes housing market ended the month of January 2016:

•  31 Palos Verdes single family homes sold during January. 
•  71 Palos Verdes single family homes are in escrow with accepted offers. 
•  154 Palos Verdes single family homes are listed for sale as of February 3, 2016.

At the current rate of absorption, there is approximately a two-month supply of homes for sale. Given these statistics, the spring market will need an infusion of new listings to keep up with demand.
