Tuesday is open house day for brokers and agents in Palos Verdes.  Today’s open house tour did not disappoint. The star of the show list was definitely 253 Rocky Point Road listed by Prudential Realty. Very few homes compel me to pull my iPhone from my purse and begin capturing the essence of a property. This one did.

If it is your dream to own a bluff home with nothing but the blue Pacific Ocean (there are mountains and city lights in the distance) to gaze upon from your backyard, this setting is for you. The home was built in 2007 with no cost or amenity spared. The 4000 sq. ft home has four bedrooms, six baths and is located on one of the most prestigious streets in Palos Verdes Estates. After a weekend morning spent blogging about all things real estate in the gorgeous coastal communities of Palos Verdes and the South Bay Beach Cities of Manhattan, Hermosa and Redondo, I received an invitation for a late lunch or early dinner (we need a creative name for this late afternoon meal, maybe linner or dunch?).  Naturally, I accepted as I was long overdue to leave my computer screen behind and get out and take advantage of the ample sunshine on another perfect Southern California day.

As is often the case, we found ourselves at Terranea Resort.  The view is enchanting any hour of the day and as the ocean breeze wafted gently over our table I'm sure there was an accompanying drop in stress levels and blood pressure.  The sight of the ocean does that for me and the addition of a sumptuous setting adds to the enjoyment.

Palos Verdes - Open Spaces and Ocean Views

I love it when a prospective buyer discovers Palos Verdes for the first time.  Honestly, many of them actually gush about the views and the open spaces that give the area a touch of country even though it is located in one of the most populous counties in the United States.  Yes, I know you pay for the location but there are many other areas in Los Angeles County with higher price tags--Malibu and Manhattan Beach spring to mind.

This weekend I had the pleasure of spending time with an out-of-the-area buyer seeing PV for the first time, and also spending time alone while walking my beloved hills and trails along Palos Verdes  Drive South.   My eyes have feasted on the same, but always changing views, for years.  My nose has enjoyed the smell of ocean air and the rhythmic sounds of the ocean is the only tranquilizer I've ever needed.  The crows voice their objection as I approach and force them to momentarily abandon their ocean view perch--they soon return, as I always do.

  Yes, I still marvel at the beauty nature provides for both residents and visitors on the Palos Verdes Peninsula located along one of Southern California's most scenic coastlines.

Palos Verdes Neighborhoods with Most Multi-Million Dollar Home Sales

It’s a big decision to purchase a high-end luxury home. Every buyer wants to make an informed and wise choice. Although luxury homes over $2,000,000 are scattered throughout all four cities on the Palos Verdes Peninsula there is no doubt some neighborhoods generate more luxury sales than others.


Buying a home is always based on personal decisions but it is also important to select a location that supports the purchase price and this usually means there are similar “like kind” homes in the immediate area. Just for fun I searched the Palos Verdes home sale statistics for 2011 to discover which neighborhoods topped the luxury home sale list. Here is the big reveal:

Top ranking Palos Verdes Peninsula neighborhoods for luxury home sales in 2011:
1) Rolling Hills topped the list with 14 luxury home sales in 2011.
2) Lunada Bay in Palos Verdes Estates snagged second place with 13 sales over $2,000,000.
3) Monte Malaga in Palos Verdes Estates claimed third place with 12 high-end home sales.
4) Malaga Cove, another Palos Verdes Estates neighborhood, had 11 sales.
5) Palos Verdes Drive West had 9 luxury sales thanks in large part to sales in the Oceanfront development at Hawthorne and PVDW.

The City Lights View Collection

City lights is a desired view in Palos Verdes. City light views are especially prevalent on the north and east sides of the Palos Verdes Peninsula but the night lights of Los Angeles can be seem from the top of "The Hill" including Rolling Hills. Homes on the west side of PV often enjoy a combination of ocean and city lights affectionately known as The Queen's Necklace.

Views vary as does their perceived value. The bigger the view the higher the price is the accepted rule of thumb. Ocean views are most stunning during the daylight hours and go dark during the night. The City lights view is quite the opposite. It is most vibrant at night. Although the day often offers breathtaking views of the surrounding mountain ranges and the Los Angeles skyline.

A few lucky homeowners with property at the top of the hill enjoy one view from the front of the house and yet another one from the back. One of the most compelling reasons locals relocate on the Palos Verdes Peninsula is to enjoy a bigger and better view.

Spectacular views are not limited to a few choice estates. Palos Verdes is a hilly peninsula with amazing view of the flatlands and ocean below. There are beach cottages with oceans views so up close and personal you can hear the waves and feel the mist. There are gated estates perched on the bluffs high above the water or the twinkling lights of LA. The range of prices is as wide as the selection of views. Whether you're shopping for a peek-a-boo view or a panoramic stunner, there's a view for you in Palos Verdes.

Palos Verdes Farmer's Market--Fresh, Fun and Fantastic Food

After my hike at Trump National, I decided to stop by the Palos Verdes Farmer's Market.  I picked up some great hummus and Pita Bread and a few pear apples ( hybrids are all the rage in fruits as well as autos these days) and the most delicious barbecued chicken and rice with diced pineapples for a quick lunch before I headed to the carwash.  Needless to say Sunday morning was active, productive and tasty!

If you've never shopped at the Palos Verdes Farmer's Market you are in for a treat.  Stall after stall is filled with fresh from the earth goodness (vegetables and fruits galore) and beauty (fresh cut flowers and plants) plus there is music, entertainment and delicous street food.  If you're looking for 'Made in America' this shopping extravaganza still has local soil clinging to the roots of many of the veggies.

Enjoy some local flavor and check out the Palos Verdes Famer's Market.  Make sure you have room in your refrigerator as I'm sure you will come home with several bags of home grown goodness.

Palos Verdes Sellers, Your Home Is Needed Now

Yesterday, a fellow agent remarked, "I have three PV buyers and nothing to show them."

Her words may have been a bit of an exaggeration to drive home the point of extremely low inventory on the Palos Verdes Peninsula.    There are currently only 247 single family homes for sale in the four cities that make up the Palos Verdes Peninsula--Palos Verdes Estates, Rancho Palos Verdes, Rolling Hills and Rolling Hills Estates.  Market conditions are lining up to signal it's a good time to sell.

If you're planning to list your property next spring you may want to reconsider the timing.  Market conditions and personal choice determine timing not calendar month.  The market is signaling now may be the most opportune time of the year to sell a Palos Verdes property.  Local market statistics confirm my observation.  There are currently 99 single family homes in escrow.  At the current rate of absorption, and no new listings, inventory will be depleted in less than three months. 

Timing may be the most underrated component of a successful sale.  Location has long been touted as the kingpin.  Price must be in line with market conditions.  Preparation and presentation play a key role in attracting buyers.  Timing the market is an art aspired to by many.  It is tough and involves luck as well as skill.  There will be always be unknown components, but having less competition for qualified buyers certainly tips the scales in favor of the seller.
