Six Palos Verdes luxury (over $2,000,000) homes sold during February 2013. Five of the homes were located in Palos Verdes Estates and one in Rancho Palos Verdes. A home on Via Rincon sold for $3,825,000 and claims the honor of being the highest priced home to sell on the Palos Verdes Peninsula during February 2013.

Oceanfront Estates was developed by Capital Pacific Holdings at the turn of the century, from the very late 1990s to the early 2000s. The development company was from Orange County–synonymous with large homes on tiny lots, but in keeping with the locals love of the large lot, the developer broke the mold and built large homes on large lots at Oceanfront Estates.

The name of the development is not a misnomer. The ocean views are a sight to behold. The water is up close and personal. You can smell it, you can hear it and often feel the ocean mist on your face. Yet, you are far enough above it to be protected from rogue waves and winter storm surges. The cliffs and bluffs of Palos Verdes provide a wonderful buffer from the rise and fall of the ever-present tides.

True, the homes began life in Palos Verdes as look-alike production homes, but during the ensuing decade many are emerging with styles and designs quite unlike their next door neighbor. The landscaping is maturing giving better balance and beauty to an enclave of estate-size homes. The development no longer appears out-of-place in Palos Verdes. It has earned its place along the coveted coastal acreage of the Palos Verdes Peninsula.

Tuesday is open house day for brokers and agents in Palos Verdes.  Today’s open house tour did not disappoint. The star of the show list was definitely 253 Rocky Point Road listed by Prudential Realty. Very few homes compel me to pull my iPhone from my purse and begin capturing the essence of a property. This one did.

If it is your dream to own a bluff home with nothing but the blue Pacific Ocean (there are mountains and city lights in the distance) to gaze upon from your backyard, this setting is for you. The home was built in 2007 with no cost or amenity spared. The 4000 sq. ft home has four bedrooms, six baths and is located on one of the most prestigious streets in Palos Verdes Estates. Rancho Palos Verdes Real Estate Doesn't Get Any Better Than This - Terranea Resort in RPV

After a weekend morning spent blogging about all things real estate in the gorgeous coastal communities of Palos Verdes and the South Bay Beach Cities of Manhattan, Hermosa and Redondo, I received an invitation for a late lunch or early dinner (we need a creative name for this late afternoon meal, maybe linner or dunch?).  Naturally, I accepted as I was long overdue to leave my computer screen behind and get out and take advantage of the ample sunshine on another perfect Southern California day.

As is often the case, we found ourselves at Terranea Resort.  The view is enchanting any hour of the day and as the ocean breeze wafted gently over our table I'm sure there was an accompanying drop in stress levels and blood pressure.  The sight of the ocean does that for me and the addition of a sumptuous setting adds to the enjoyment.

If you are ever in Palos Verdes for business or pleasure I think a night or two at Terranea Resort will give you an unforgettable introduction to the Palos Verdes lifestyle.  Undoubtedly, it will leave you wanting more, and if desired, I can help you find a permanent home on this little slice of coastal heaven.

Palos Verdes - Open Spaces and Ocean Views

I love it when a prospective buyer discovers Palos Verdes for the first time.  Honestly, many of them actually gush about the views and the open spaces that give the area a touch of country even though it is located in one of the most populous counties in the United States.  Yes, I know you pay for the location but there are many other areas in Los Angeles County with higher price tags--Malibu and Manhattan Beach spring to mind.

This weekend I had the pleasure of spending time with an out-of-the-area buyer seeing PV for the first time, and also spending time alone while walking my beloved hills and trails along Palos Verdes  Drive South.   My eyes have feasted on the same, but always changing views, for years.  My nose has enjoyed the smell of ocean air and the rhythmic sounds of the ocean is the only tranquilizer I've ever needed.  The crows voice their objection as I approach and force them to momentarily abandon their ocean view perch--they soon return, as I always do.

  Yes, I still marvel at the beauty nature provides for both residents and visitors on the Palos Verdes Peninsula located along one of Southern California's most scenic coastlines.
