Palos Verdes Homes--What a Variety of Prices and Styles
It's 6:30 AM Tuesday morning and my list of new Palos Verdes home listings is printed for the weekly Tuesday broker open house tours. I was struck by the variety of styles and prices the Palos Verdes Peninsula has to offer to prospective home buyers.
Our tour will stop at a two level home in upper Lunada Bay at a two level contemporary ocean view home. The property is similar in size, condition and view to one a client is considering selling in the near future, and that's the reason I will check it out today. We don't have a buyer, but it's a great comparable property for a prospective seller and I owe it to my client to be well informed about recent sales and current competition.
Another stop in Lunada Bay will be to see a one level home in need of updating. The location is prime Palos Verdes Estates in lower Lunada and within easy walking distance of the neighborhood elementary and high school. We have clients always interested in finding a great buy in Palos Verdes with lots of upside potential once remodeled and this one looks like a good candidate. Priced at $1.4M in a neighborhood that is comfortable with homes in the $3M and up it is a must see.
A villa with a view in Rancho Palos Verdes is next. With over 5,000 sq. ft. to peruse we will enjoy our time spent in this luxury home priced at $3.3M. We have an a few international buyers and this one may be of interest but we'll need to check it out to make sure it meets all their criteria for a luxury home in Palos Verdes.
A fabulous golf .course home priced just under $3.4M will make a nice option for those same international buyers as well as give us a good comparison in their price range.
I'm really hoping the new listing in Rolling Hills Estates will be perfect for buyers who want to purchase this year--time is growing short. The price, size, location and condition are a good match but I'll need to walk the floor plan before we set an appointment.
A Rolling Hills horse property is next on the list. Priced at $2.9M with horse facilities that include a riding ring makes it high on our list to check out for clients with horses and a good buy for Rolling Hills horse property.
A price reduction of over $100k will have us stopping to see if this Rancho Palos Verdes home might work for any of our clients.
Last on the list (because it's open late) is a gated Italian villa in Rancho Palos Verdes listed at $4M. International buyers coming next month love the idea of a gated property as they will not be full time occupants and like the idea of closing the gates for added security while they're away.
Broker tours are not as well attended as years past. Here is why Josh and I are tour regulars. Photos do not tell the complete story, you need to walk the property with your own feet and look at it with your own eyes with your clients in mind. That's one of the things we provide for our clients. We use our time and save theirs whenever possible. That's one of the many ways we raise the bar on customer and client service.

Lunada Bay - Life on the Coast of Palos Verdes
Lunada Bay is a lovely coastal community in Palos Verdes Estates. It runs along the western ocean bluffs of the Pacific Ocean. The neighborhood is divided into two neighborhood by Palos Verdes Drive West. The area below and west of PVDW is known as lower Lunada Bay. The area is know for its charming tree-lined streets just a short stroll to the trails along the ocean, and for being one of the few neighborhoods in Palos Verdes with neighborhood schools within walking distance for most students. Palos Verdes High School and Lunada Bay Elementary are both located in lower Lunada Bay.

5 Recent Reasons to Live in Rancho Palos Verdes & 100 More
Today's Palos Verdes Patch, featured 5 reasons Rancho Palos Verdes is one of the best cities in California to raise a family, per the website CreditDonkey. Rancho Palos Verdes came in at number 7 on Southern California's Top Ten based on the following criteria:
1) Education: The percentage of high school graduates (98.1 percent)
2) Work-life balance: Average commute time (31.8 minutes)
3) Family-friendly: Number of household with children under age of 18 (32.7 percent)
4) Stable community: Percentage of people residing in same house last year (90 percent)
5) Cost of living: Percentage of income spent on housing (24.5 percent)
The article went on to say the area is extremely safe and features gorgeous homes, many priced well over $1,000,000. If you needed to hear this from a source other than a real estate broker/agent check it out in black and white. Of course, this was not news to me as all four of my children graduated from Palos Verdes Unified Schools as I moved to Rancho Palos Verdes in 1989.

Palos Verdes Homes with Ocean Views

A home with a view is often a top priority for prospective buyers in Palos Verdes. From its vantage point high on a hill and geographically a peninsula with water on three sides, it's fairly easy to fulfill the view requirement. The next questions is, "What view do you prefer?" In my experience having an ocean view is the number one response. However, there are many variations of an ocean view in Palos Verdes.
The ocean views from Malaga Cove in Palos Verdes Estates often include not only ocean but city lights and mountains giving it a 24/7 view to enjoy. This Queen's Necklace view, as it is called by the locals, is highly desirable and can be absolutely breathtaking whether you're seeing it for the first time or after decades of enjoying it. The ocean view from Lunada Bay on the western side of Palos Verdes Estates offers a variety of ocean views as it includes up close views along the ocean bluffs of Paseo Del Mar and a more distant ocean view from the hills of upper Lunada Bay. It is not unusual for a view from Lunada Bay to include a view of Catalina Island or the Santa Monica Mountains. Monte Malaga neighborhood in Palos Verdes Estates also offers an arresting array of ocean views from its location high above Malaga Cove.
Rancho Palos Verdes offers a plethora of ocean view homes as three of its main arteries snake along the coastline as Palos Verdes Drive East becomes Palos Verdes Drive South and then morphs into Palos Verdes Drive West. As you meander along this stretch of road the ocean is never far from sight. There are homes along the ocean bluffs and homes up in the hills with amazing views of not only ocean but often Catalina Island and city lights. The eastern side of Rancho Palos Verdes enjoys the nightly show put on by the lights of Los Angeles Harbor and the blue lights of Vincent Thomas Bridge and Long Beach beyond. Mountains views are common, too.
Rolling Hills, the gated community near the top of the Palos Verdes Peninsula, is also home to a wide variety of ocean view properties. It is even possible to enjoy an ocean view from both the front and back of a few strategically placed Rolling Hills homes. Although Rolling Hills and Rolling Hills Estates are noted for being top equestrian locations that does not preclude properties also have amazing views.

Malaga Cove is wonderful, luxury neighborhood in Palos Verdes Estates. It is one of the most historic areas of Palos Verdes with many buildings dating back to the original development in the 1920's. Homes in Malaga are sought after for the neighborhood character, proximity to the Beach Cities and the amazing views of the Pacific Ocean, the South Bay of Los Angeles and beyond.

Palos Verdes Luxury Homes with Views to Remember

The unique location of Palos Verdes, a hilly peninsula surrounded on three sides by water and one side with lower altitude land, lends itself to grand vistas of the Pacific Ocean, Catalina Island and all the glittering lights of the Los Angeles area and beyond. It's impossible to view property in Palos Verdes and not be struck by the number and variety of view homes for sale. Yesterday's new additions to the list were no exception.
Josh and I previewed six new listings ranging in price from $999,000 to $7,999,000 and the views included everything from deep canyons to Catalina Island, but the predominant view was the gorgeous Pacific Ocean. The window photo was taken from a home with a picture perfect view of the Queen's Necklace (ocean, mountains and city lights) which offers a 24-hour view as those lights sparkle all night long. Another property oozed curb appeal from the street with perfect landscaping and an architecturally interesting house. However, the show-stopper (and price justification) was visible the moment you entered the front door--endless ocean views with an infinity pool spilling over the edge was a view to remember. The home was lovely, but the focus was on the view with walls of windows, numerous balconies and patios to increase opportunities to enjoy the view. I wanted to linger, or maybe move in, and so will any buyer with a big view on their must have list.
