100 Palos Verdes single family homes are in escrow with accepted offers.  489 Palos Verdes single family homes have sold year-to-date.

Palos Verdes Single Family Home Report for February 2017

There are currently two, yes two, single family homes for sale in Palos Verdes priced below $1MM. Both properties are located in the Eastview neighborhood of Rancho Palos Verdes. On the other hand, there are seven single family homes priced over $10MM currently for sale on the Palos Verdes Peninsula.  Five $10MM plus residences are located in Palos Verdes Estates, one is in Rolling Hills, and the other is located in Rancho Palos Verdes.

Our inventory is up slightly from last month but the demand by buyers who aspire to live in Palos Verdes still outstrips supply. Spring 2017 appears to be a good time to sell Palos Verdes property as interest rates are still low, historically speaking, and the value of Southern California coastal property continues to skyrocket.

February Update for Single Family Homes in Palos Verdes:

Active:  There are currently 138 single family residences for sale on the Palos Verdes Peninsula.

Pending Sales:  70 Palos Verdes properties are in escrow with accepted offers.

Sales Year-To-Date: 60 Palos Verdes single family homes transferred ownership since January 1, 2017.  Congratulations to all the new homeowners!

Palos Verdes Luxury Home Market Update for January 2017

The Palos Verdes luxury home market begins the year with thirty-nine single-family homes for sale priced over $3,000,000.  Sixteen of those luxury residences are located in Palos Verdes Estates. Rolling Hills has twelve high-end properties on the market, Rancho Palos Verdes has nine single-family properties in the category, and Rolling Hills Estates has two luxury homes for sale over $3,000,000.

Eleven Palos Verdes luxury homes are currently in escrow with accepted offers.

Given the number of high-end homes on the active market and the rate of absorption, there is a four-month supply of luxury homes for sale in Palos Verdes. It will be interesting to see if the uptick in interest rates affect luxury home sales. My prediction is we will see a flurry of buyer activity in all price ranges during the first quarter of 2017 as they attempt to "beat" any additional planned rate hikes.

With nearly forty homes to choose from, higher prices, and an interest rate hike, sellers can expect buyers to be selective and exhibit high expectations when purchasing a luxury home in the $3,000,000 and up price range.  The well-prepared home, priced right and presented in its best light will win buyers' hearts when they are in the market to purchase a Palos Verdes luxury home.

Palos Verdes Homes Price Range by City

Yesterday, while out and about on the Tuesday Tour of new listings I previewed single family homes for sale in Lunada Bay, Malaga Cove, and Palos Verdes Drive South. Those Tuesday Tours always remind me there is a wide variety of homes available for sale.  Just for fun, here is the highest and lowered priced single family homes for sale in each of the four cities located on the Palos Verdes Peninsula.

Palos Verdes Estates:

Lowest Price:  3428 Palos Verdes Drive North is a new listing in the Valmonte neighborhood of Palos Verdes Estates.  Better hurry at $1,150,000 this is the lowest price of any single family home currently for sale in PVE.

Highest Price:  There are currently three Palos Verdes Estates single family homes for sale priced over $10,000,000 but 705 Via La Cuesta's price tag of $28,000,000 is the highest priced PVE home on the market. The property has been on the market for over 200 days, but it has some amazing perks included in the price. I've toured the property, and very few Palos Verdes luxury homes can compare with the view, the grounds and the house.

Rancho Palos Verdes:

Lowest Price:  There are ten Rancho Palos Verdes single family homes for sale priced under $1,000,000. 2148 Dorado Drive is a fixer (maybe that should be in all caps) priced at $658,900. I don't know the "back story" on this property, but it appears the interior is in a state of partial remodel.

Highest Price:  3300 Palos Verdes Drive West is currently on the market with an asking price of $9,800,000. The coastal gated estate is approaching 800 days on the market.  I snapped some of my favorite luxury home photos from the windows of this villa.

Rolling Hills Estates:

Lowest Price:  4716 Rockbluff with a list price of $1,099,950 sports the lowest price for a single family home in Rolling Hills Estates.  The three-bedroom house shows over 100 days on the market.

Highest Price:  22 Hidden Valley Road with an asking price of $3,995,000 is currently the most expensive single family home on the market in RHE. The home has been on the market over 100 days.  The property includes a guest house and a salt water pool. Yes, I've previewed this luxury home as well.

Rolling Hills:

Highest Price:  1 Buggy Whip is not only the most expensive home listed for sale in Rolling Hills, but it is also the most expensive residence on the Palos Verdes Peninsula.  I spent an hour at the property and am sure there are still areas of the over 50,000 sq. ft. estate I did not see. The property is listed for $48,000,000.

Lowest Price:  23 Chuckwagon offers an opportunity to remodel a classic Rolling Hills ranch-style residence.  Asking price is $2,450,000. I see lots of potential in this one.

Living on the Edge - Portuguese Bend Beach Club

Most of the homes in the Portuguese Bend Beach Club are modest by Palos Verdes standards. A few might even qualifty for 'Beach Shack' status. Some are elegantly understated but nearly every house in the enclave boost a one in a million view. The lucky few occupy rim front lots with panoramic Pacific Ocean views from nearly every room in the house.

The gated community also enjoys a private beach with fire pits and palapa shaded picnic tables. The varied beach residences dot the hills and bluffs along Palos Verdes Drive South in Rancho Palos Verdes. Many residents live in the Club year round, but others use their beach home for weekends and vacations. Either way, the Portuguese Bend Beach Club offers a unique setting to enjoy the Palos Verdes lifestyle.

Rolling Hills - $3M Home Sales for 2009 Year to Date - Palos Verdes CA

A remodeled home in Rolling Hills hit the market a few days ago and the list price is under $1.3M. I saw the property when it was listed at a higher price. It's not perfect, but hey, it is Rolling Hills, the gated city at the top of the Palos Verdes Peninsula. Buyers, that is a deal based on location alone! The median price of homes in Rolling Hills is over $2M.

Here's a peek at home sales over $3M in Rolling Hills for the past few years:

2009: 3

2008: 3

2007: 10

2006: 8

2005: 7

No doubt about it, sales are down and so are prices in Rolling Hills. If you're thinking of making a move to behind the gates of Rolling Hills, now is an excellent time to see if your dream home is available at a surprisingly attractive price.

Palos Verdes Estates - $3M+ Luxury Home Sales Report 2009 YTD

The over $3,000,000 home sales have endured a sluggish couple of years on the Palos Verdes Peninsula. Chalk it up to the near extinction of jumbo loans and the economic decline. I noticed during the usually quiet dog days of summer a high end sale or two started appearing on the MLS hotsheet.

Digging a little deeper, and closing a high-end home in Palos Verdes Estates myself, encouraged me to delve a little deeper to determine whether my sale was a fluke, a stroke of good luck or a turning point in the local housing market. Here's what I found:

10 Palos Verdes Estates homes $3,000,000 and up closed escrow in 2009. 4 Homes in the price range are currently in escrow.

9 Palos Verdes Estates homes $3,000,000 and up closed escrow in 2008.

18 Palos Verdes Estates homes $3,000,000 and up closed escrow in 2007.

13 Palos Verdes Estates homes $3,000,000 and up closed escrow in 2006.

17 Palos Verdes Estates homes $3,000,000 and up closed escrow in 2005.

It appears the high-end home market in Palos Verdes Estates hit bottom in 2008, and the number of sales in 2009 will be back in the double digit zone.

Portuguese Bend - Coastal Homes off of Palos Verdes Drive South

Yes, you can have an ocean view and horses in Palos Verdes. You can also live in a gated community surrounded by stunning natural beauty and enjoy one of the best climates on the Palos Verdes Peninsula. Located just off Palos Verdes Dr. South, the Portuguese Bend Club equestrian neighborhood is smaller than the gated city of Rolling Hills (and less expensive) but it, too, is graced with abundant open spaces, horse and hiking trails and spectacular views of the Pacific Ocean.

I am watching the neighborhood for a client who has kids and horses. We're hoping a four bedroom with stables and a view will come on the market in the next few months. Portuguese Bend home prices range from just under $1,000,000 to multi-million dollar equestrian compounds.

The Portuguese Bend Club has a neighborhood stable for boarding horses, riding rings and exercise areas plus miles of riding trails. The Portuguese Bend Club Horse Show is an annual event in the neighborhood.

Located on Palos Verdes Drive South between Donald Trump's golf course and Terranea Resort the Portuguese Bend neighborhood is a few minutes from recreational and fine dining options. Upon entering the gates you will find it hard to believe you are in Los Angeles County.
