Foreclosures and Short Sales in Palos Verdes, California 90274 & 90275

Distressed sales are beginning to creep up the Palos Verdes Peninsula.  We were fortunate for several years and had only a handful of short sales and even fewer foreclosures.  The tide is beginning to shift and even our coastal location and top rated schools cannot offer immunity.  Distressed sales are showing up more frequently among the standard (and still majority) sales in the four cities of the Palos Verdes Peninsula.
Current listings for distressed property on the Palos Verdes Peninsula:
Palos Verdes Estates:  10 Properties currently for sale are designated as "distressed" sales.
Rancho Palos Verdes:  25 Properties are listed for sale as distressed sales (short sale, foreclosure, notice of default, auction).
Rolling Hills Estates:  5 Properties are currently for sale and designated as "distressed" sales.
Rolling Hills:  No distressed properties listed for sale at this time, however one short sale property sold in 2011 for over $2,000,000.
Total number of properties listed for sale on the MLS:  316 (includes homes, townhouses and condos).  Nearly 13% of total listings are distressed properties.  Many areas have much higher numbers, but we are no longer unaffected by the lingering depressed housing market.

Is it too late to list my Palos Verdes home?

"I waited too long to list my house this year, didn't I?"  The caller's tone indicated he wanted confirmation of his suspicion.  After all, the kids are back in school and pumpkins are appearing in stores and at front doors.  Can the holiday frenzy be far behind, and who, if anyone, will be shopping for a home during such a hectic time of the year?

Contrary to popular opinion, the housing market does not come to a grinding halt during the final quarter of the year.  Many years it is my best quarter.  With summer relegated to memories and photos, and another year dawning, many senior sellers begin to wonder if it's time to make the move to the next phase of their housing life whether it be buying smaller and staying local or making a move to a new locale.

Job transfers, children leaving home and changes in financial situations do not vanish during the final months of the year either.  Lucky for sellers, there are always buyers with housing needs at this time of year.  I'm currently working with an out of the country buyer planning to open a division of his business in the Los Angeles area.  He is carefully perusing the Palos Verdes luxury homes currently on the market.  A young executive already working in the area is shopping for a home and plans to move the family over the holidays.  Another young couple will purchase a starter home as soon as the wedding and honeymoon are over.  The list goes on with more buyers waiting in the wings to find the right house for them in Palos Verdes.

Selling a home in California is not a seasonal business, it's personal.  The right time to sell a house is when the time is right for you.

Living on the Edge - Portuguese Bend Beach Club

Most of the homes in the Portuguese Bend Beach Club are modest by Palos Verdes standards. A few might even qualifty for 'Beach Shack' status. Some are elegantly understated but nearly every house in the enclave boost a one in a million view. The lucky few occupy rim front lots with panoramic Pacific Ocean views from nearly every room in the house.

The gated community also enjoys a private beach with fire pits and palapa shaded picnic tables. The varied beach residences dot the hills and bluffs along Palos Verdes Drive South in Rancho Palos Verdes. Many residents live in the Club year round, but others use their beach home for weekends and vacations. Palos Verdes Inventory Is Low and Demand is High--Sales are Sizzling. Now Is a Smart Time to Sell Your Palos Verdes Home

There are currently only 280 single family homes for sale on the Palos Verdes Peninsula, and there are 109 single family homes in escrow. Sales are sizzling hot and inventory is drying up.
